Property Investment in the UK

Operating in Scotland since 1792 the Caesar and Howie Group has 17 offices and 30 outlets in the Central Belt of Scotland. Known as an innovative Law Practice the group was one of the first to recognize the needs of the Polish immigrants to the UK and set up a service known as “Kupdom” in 2006. Through this project the group has developed a wide range of contacts in the UK and Poland and has helped many of the Polish incomers to the UK to obtain mortgages and buy property. The firm has won a series of awards for legal case management, marketing and conveyancing. J & E Shepherd operate from around 100 locations throughout the UK and have been in business for 125 years. They are a multi disciplinary surveyors firm with services available to clients in all aspects of property work. Through their various departments they offer valuation, building surveying, rates and rent reviews, commercial development and investment analysis, sales letting and property management. Their wide geographical spread allows them to gain specialist knowledge of different market conditions in different regions of the country. J & E Shepherd is regulated by the Royal Institution of Chartered Surveyors.

1. Property finding

If you give us your criteria we will seek to locate properties which might suit your requirements. We will do that by using our network of contacts. When we locate a potentially suitable property we will provide details in summary form with basic information on location. Should this information spark a serious interest then we will move on to stage two.

2. Valuing and market analysis

Depending on the instructions of the client appropriate steps will be taken to provide a valuation of the property and a local market commentary. Residential properties in the UK which are marketed will contain a Home Information Pack in England and Wales or a Home Report in Scotland. Commercial properties do not have such reports. Our surveyor will comment on the existing reports and if required carry out an in depth survey of the property. A report will be prepared on all relevant aspects. The report will include condition, market valuation, potential income stream (if appropriate) together with a commentary on the local market conditions. Alternatively this full report and analysis can be delayed until after it has been established that acquisition is likely – and a summary report obtained at this stage – not including a full survey. It is possible in many purchases to delay the detailed survey until after agreement on price is reached.

3. Finance

We have a number of contacts throughout the UK who can provide commercial mortgages, buy to let mortgages or residential mortgages. We are happy to assist in introducing clients to lenders and assisting during the mortgage process. An appropriate valuation of the type required by the Lender will be provided by Messrs J & E Shepherd.

4. Acquisition

The method used for buying the property depends on the property type and its location in the UK, since different legal systems and methodologies exist. There is a different approach to purchasing commercial property or residential or buy to let property. Acquisition will be achieved through the services of the Caesar and Howie Group itself or local or specialised agents appointed by the group acting under the instruction of Caesar and Howie.

5. Leasing and management

Where buy to let property is purchased we strongly recommend local agents are appointed to market properties for let and to provide satisfactory lease and property management for our clients. The Caesar and Howie Group will appoint and liaise with agents as necessary for our clients.

6. Taxation and other issues

Certain clients may wish particular tax saving vehicles to be set up in respect of profitable investments. Kupdom has access to advisers who can provide a full service relative to fund management, offshore tax saving vehicles and tax minimisation generally.

7. Other services

Many other legal services and property services are available through the Caesar and Howie Group and Messrs J & E Shepherd. These are of course available to clients as required. If we cannot resolve issues for clients we will be able to access expertise in many fields for the benefit of clients.

Costs

The property finding service is free. If we find a property and a successful offer is made a finding fee of 1% is charged. At all other stages – full quotations will be given on request prior to any work being instructed. Investors could take as a reasonable guide to charges - residential purchases approximately 1% of value, commercial purchases approximately 2% of value, commercial mortgages approximately 1% of value plus lenders’ charges. These quotations are net of vat and necessary outlays.
